What Is the Fixed-Rate Loan Payment Formula?

Monthly payment for a fully amortizing fixed-rate loan:

M = P × [ r(1+r)^n ] ÷ [ (1+r)^n − 1 ]

  • P — principal (amount financed)
  • r — monthly rate = annual rate ÷ 12
  • n — number of monthly payments

Worked example

Borrow $15,000 at 9% APR for 4 years (48 months). r = 0.09 ÷ 12 = 0.0075. n = 48.

M ≈ 15,000 × [0.0075 × (1.0075)^48] ÷ [(1.0075)^48 − 1] ≈ $373 per month (rounded).

Total paid ≈ 373 × 48 ≈ $17,904. Total interest ≈ 17,904 − 15,000 ≈ $2,904. Lender rounding and fee structures can shift cents; the formula is the standard backbone for quotes.

If the rate is 0%, the formula simplifies to M = P ÷ n. Never divide APR by 100 twice — 9% is 0.09 annual, then ÷ 12 for monthly.

How Does Loan Amortization Work?

Amortization is the schedule that shows, payment by payment, how much goes to interest, how much to principal, and what balance remains.

Month 1 logic

Interest for the month ≈ balance × r. On $15,000 at 0.0075, interest ≈ $112.50. If M is $373, principal ≈ 373 − 112.50 ≈ $260.50. New balance ≈ 15,000 − 260.50 ≈ $14,739.50.

Later months

Interest is recalculated on the new lower balance, so interest shrinks and principal rises inside the same payment. Near the end of the loan, almost the entire payment is principal.
